Regeneration of Hengrove Park

As part of a professional team including Aecom and London architect Lifschutz Davidson Sandilands, CSJ Planning has submitted an outline planning application for the substantial regeneration of Hengrove Park in South Bristol on behalf of Bristol City Council. The proposals comprise up to 1,500 dwellings, office accommodation, an extension to City of Bristol College Skills Academy, small scale retail facilities and other commercial floor space. Central to the development is the delivery of a new high quality park to replace the existing inferior park on the site, as well as linear parks extending into the areas of buildings to link the surrounding habitats and providing convenient routes into and from the surrounding areas. These recreational areas collectively include multi-use play areas, sports pitches, woodland play zones, cycle and walking routes, and a Multi-Use Games Area (MUGA). Overall, the proposals significantly enhance the open space offer and provide superior parkland for local residents and the wider city.

The application follows the submission of an outline planning application for the former Hartcliffe Campus site just 500m south of Hengrove Park for up to 350 dwellings. This application was prepared by the same professional team in tandem with the Hengrove Park proposals. The objective of both applications is to deliver outline planning permission with design codes for Bristol City Council, which it can then dispose of to the market with conditions requiring compliance with the design codes. The applications will therefore establish the design quality, overall amount and type of housing, access and open space requirements. The council will then select developers who can bring forward detailed plans for the site in line with the outline planning permission.

It is anticipated that the Hartcliffe Campus and Hengrove Park applications will be determined by the Council’s Planning Committee in August and October respectively.
