Refurbishment and Conversion of 76 Park Street

Working on behalf of local developer, Urban Creation, CSJ Planning have recently secured planning permission and listed building consent to convert and refurbish no. 76 Park Street.

The building was designed and built in the mid-to-late 18th century by noted Bristol based architect / developer, Thomas Paty, and retains a number of attractive and original features. It was built as a single residence, though for the last 50+ years had been occupied by high street retailer Moss Bros. It forms part of a Grade II listed terrace which includes nos. 76, 78 & 80 Park Street. Moss Bros vacated the premises in 2015 and, in the intervening period, the building had fallen into disrepair.

CSJ Planning worked closely with Studio Henley Architects to address the heritage restrictions and produce a sensitive, yet optimal, design solution capable of satisfying Development Plan policy.

The consented scheme includes 6 spacious student apartments above an A2 unit (financial and professional services) at ground floor and basement level. The development will deliver student accommodation in a highly sustainable location, within walking distance of the University of Bristol precinct. The reintroduction of a tenant at ground floor level will return activity to the frontage and enhance footfall in the area.

The conversion will also deliver a number of conservation gains, including the refurbishment / repair / replacement of the mansard roof, shop front and elevation treatment and the reintroduction of the original residential entrance and blocked up windows on Park Street Avenue. Ultimately, the development will return the vacant building back to use, thereby securing the long term viability and maintenance of the historic property.

Initial works have commenced onsite and it is anticipated that the development will be complete by the end of summer 2018.
