Planning permission secured for residential moorings at Ripon Racecourse Marina

Working on behalf of national marina operator, British waterways Marinas Limited (BWML), CSJ Planning have recently secured planning consent to change the use of 10 existing moorings from leisure to residential use at Ripon Racecourse Marina. The consent also provides for allocated car parking and a new cycle shelter for future residents.

The marina lies outside the development limits of Ripon and there are local planning policies protecting the tourism function of the marina. As such, it was necessary to provide detailed evidence to justify the loss of leisure moorings and the acceptability of a residential use in this location. Occupancy details, local and national boating trends, supply and demand information were analysed to present a robust argument to the Local Planning Authority. This was ultimately successful and full planning permission was granted on 9th May 2017.

The marina now has planning permission to provide up to 38 residential moorings out of a total 107. Given the high levels of demand for this product in the local area, it is envisaged that the 10 new moorings will be occupied swiftly following the discharge of conditions.
