Hamilton Court Planning Permissions Secured
Tuesday 20th April, 2010CSJ Planning Consultants have secured planning permission for the change of use of a vacant unit to a restaurant/café (Use Class A3) and/or a residential storage unit at Hamilton Court, a residential development in Bristol City Centre. The unit was originally permitted as a gymnasium buthas never been implemented.
Planning permission was originally secured by CSJ Planning in 2007 for a range of other uses at the property including retail (Use Class A1), financial and professional (Use Class A2), business (Use Class B1) and non-residential institutions (Use Class D1) which would include uses such as a day nursery, day centre and health centre. Despite extensive marketing, the unit has remained unlet and the permission was soon to expire.
However, the 2007 permission has also been successfully extended, under new powers to extend time limits of extant permissions introduced in October 2009, resulting in a further 3 years in which to commence any, or a combination of the entire range of uses.
Planning permission was granted for the original development in 2001 which comprised a mixed use scheme, largely residential but including a retail unit on the ground floor along with the gymnasium. Unfortunately, a suitable occupier did not come forward for the gymnasium, even though the flats are now all occupied.
The new permissions will allow greater flexibility for the owners, Priory London Ltd, to market the premises and encourage an appropriate user to take up occupation of the property as soon aspossible. The unit occupies a prominent corner location in the City Centre close to the Bristol Royal Infirmary, the Magistrates Court, the Bus Station and a number of residential apartments.
